物件探し④ 近江の家 / House Hunting 4: House in Ohmi

郊外の家に迷ってから、いったいどんな家が欲しいのか、よくわからなくなったので、再度、条件を思い返しました。
ー 現在住んでいる場所から車で1時間以内の距離にあること。当面の間は頻繁に行き来する必要があるので。
ー 予算は最大で2000万円。できれば1500万円以下。
ー 作物を育てたいので建物を含め200坪の土地は必要。
ー 陽当たりのいい場所が望ましい。

それでもまだ自分の望みが何なのか定かではありませんでしたが、物件探しの対象範囲を東の方へ広げ、琵琶湖のそばの滋賀県の近江で、よさそうな物件を1つ見つけました。近江はかなり東の方ですが、高速を使えば1時間ほどで行けます。
その場所は静かな田園地帯で、家は30軒ほどの他の家とともに小さな集落にありました。家の横には畑があり、土地は合計で900平米ほどでした。
家はまだ築10年で、プレハブ工法で建てられたと思われ、ありふれた外観ですが最新設備があり、2階建てで5部屋以上ありました。写真で見る限りでは、きれいで、広く、快適そうで、価格は1400万円でした。

ただ一点気になったのは、ここも市街化調整区域だったことです。既存の家に住むことはできるけれども、建て直したり、新たに建てたりすることはできません。価格が安めな理由がわかりました。どうしようかなと思いましたが、この家は築10年と新しく、建て直したりすることなんて考えなくてもいいのでは・・・？！
と思い、物件を担当する不動産屋さんに内見の予約メールを送りました。

翌日、不動産屋さんから返事がありました。それによると、残念ながら物件はもう交渉中で販売対象ではなくなったとのことでした。
残念ですが、縁がなかったと思い、他の物件を探すことにしました。

I’m getting confused about what we want after I was attracted by a surburb house. So I remembered our conditions for house hunting again.
– It should be located within 1 hour by car from our current place as we need to come and go before we totally move there.
– The budget is 200,000 USD at maximum, hopefully under 150,000 USD.
– The area has at least 600 square meters including house as we want to grow plants.
– Sunny place is preferable.

I was still not sure what exactly we want, but I expanded the house hunting scope to the east. Then, I found a house in Ohmi, Shiga, which is the city by the lake Biwa. It is far east but we can get there around 1 hour if we use highway.
The place is quiet countryside, and the house was in a small village with 30 other houses, with a farm next to the house, and the land size is 900 square meters in total.
The house was built 10 years ago, could be by prefabricated method. It has banal appearance but was equipped with latest facilities and has two floors and five bed rooms. As far as we see in the picture, it looked clean, wide, and comfortable. The price was 140,000 USD.

One thing I got anxious was this place was also banned for development. We can live in the existing house but cannot rebuild it or build a new one. This is why the price is so reasonable. I was worried but thought, this one is new, just 10 years old, so we don’t have to care about rebuilding…?!
I emailed the agent in charge of this property to make a reservation for visiting.

Next day, I got a reply from the agent. They say, unfortunately the property is now in negotiation and cannot be sold.
As such, I gave up this one and went to look for another.
