物件探し⑥ 古民家 / House Hunting 6: Kominka (Old Folk House)

理想の家を探す対象範囲を広げようと決めてから、物件を見て回る日帰りの遠出を計画し、1日で4～5軒見ました。が、どれも気に入るのがありませんでした。
そして、その日の最後に、丹波にたどり着きました。大阪より北にあり、山に囲まれた盆地で、10万人ほどが暮らしています。今の自宅からは車で1時間半（高速の場合は1時間）ほどです。
もうかなり疲れていましたが、不動産屋さんと約束していたので、待つことにしました。予約したのは築110年の古民家で、2階建てで、家が100平米で土地が850平米でした。たったの250万円で売られていました。
あまり期待していませんでしたが、安くて広かったので、見てみたいと思っていました。ただ、待っている間にものすごい雨が降ってきて、もう帰ろうかなと思ったところに、不動産屋さんが到着しました。
不動産屋さんによると、この家は、住んでいたおばあさんが亡くなってから数年空き家になっているとのことでした。おばあさんが使っていた家具や家財道具がそのまま残っていて、家に入るのは少し怖く感じました。でも、家に使われている材料は素晴らしく、特に屋根の下の梁は、一本の太くて長い木でできていました。
夫が、その梁に大変魅了されているのを感じました。何度も、すごいな。いいな。素晴らしいな。と呟いていました。
Once we decided to expand our scope to look for ideal property, I arranged one day trip to look around houses. We visited 4 to 5 houses that day, but we didn’t like any of them. Finally, we came to Tanba, Hyogo, which is in far north from Osaka, a town surrounded by mountains, 100,000 people live in that area, and about 1.5 hours by car from my place (or 1 hour with highway).
We were already tired, but we had an appointment with an agent, so we were waiting for him. The property I booked was an old folk house, built about 110 years ago, made of woods, two floors, 100 square meters for the house and 850 square meters for the land. This was being sold for just 25,000 USD.
I didn’t expect anything, it was very cheap and the land was wide, so I just wanted to have a look. Also, while we were waiting, it’s got heavy rain outside. We were about to leave there, but then he arrived.
According to him, the house has been unoccupied for a few years since the old woman who lived there passed away. Household goods and furniture she used were being left as they were, so it was a bit scary to enter into the house. However, the materials used for the house were amazing. The beam under the roof was made of thick and long single wood.
I noticed that my husband got fascinated by the beam. He repeated, Oh wonderful, wonderful, wonderful….

家が古くて傷みもあるので、快適にここに住むにはリノベーションが必要だということは知っていました。それにはすごい費用がかかるだろうと思っていたのですが、不動産屋さんが言うには、1500万円もかからないと。不動産屋さんの方でリノベーションして1700万円で売るという案もあったと。。。
にわかには信じられませんでしたが、もしそれが可能であれば、合計額が予算内に収まります。
夫は梁や柱に魅了され、古民家についてもっと真剣に考えないと！！！と言い出しました。
We knew that we need renovation to live in it comfortably as the house is old and has some damages. We thought it costs a lot, but the agent told us it can be around 150,000 USD or less. They had an idea to sell this house after renovated, and in that plan, the selling price would have been 170,000 USD.
We couldn’t believe it, but if it is possible, the total amount would be within our budget. He was really fascinated by the materials, and said, we must think about Kominka (Old folk house) seriously…
